Planning and Zoning
Findlay Township is a zoned community by virtue of its adopted 1991 Zoning Ordinance and amendments. Prior to occupancy and/or construction of any strucutre, a zoning application must be completed to determine if the proposed use is permitted within the referenced district. Findlay Township has ten (10) zoning districts ranging from Agriculture (AG) to Mixed Use (MXU) to Heavy Industrial (HI). The Township's adopted Subdivision and Land Development Ordinance outlines the procedures and design standards for all site development improvements. Standards for roads, utilities, stormwater, grading, off-street parking, and landscaping are just a few of the design standards covered within this Ordinance. Procedures for subdivisions are also noted along with plat requirements. Subdivisions are classified as simple (2 or less lots), minor (3-9 lots), or major (10 and above). Every residential dwelling must be located on its own lot. The construction of a second dwelling or commercial building is illegal. Other documents used to guide land use and development are the Open Space and Recreation Plan, Public Improvements Code, and Pennsylvania Municipalities Planning Code. Together, these volumes guide growth throughout Findlay Township.
Zoning permits are required for all new structures including garages, decks, porches, sheds, above ground and in-ground swimming pools, signs, and fences. There is no zoning permit fee for residential sheds up to 120 square feet, residential decks up to 120 square feet, above ground swimming pools, and fences. Permit applications and the fee schedule for all other permits are available at the Township offices, can be mailed upon request, or in some cases, are available online.
